Documents required to sell or rent property in Nanded

Flats & apartments
Primary proof of ownership transfer. Must be registered at Sub-Registrar.
Confirms the deed was registered at IGR Maharashtra.
Confirms no municipal tax arrears with NWCMC.

Primary proof of ownership. Must be registered.
City Survey property card or CTS entry for urban houses.
Sanctioned plan from municipal authority.
Latest property tax paid to NWCMC or gram panchayat.
Confirms utility connection and occupancy.

Rentals & leave-and-license
Aadhaar / PAN of the property owner.
Aadhaar / PAN of the tenant.

Frequently asked questions
A 7/12 Utara is the land register from the Maharashtra government recording the survey number, owner name, cultivation type, and rights. It is the primary ownership record for agricultural and plot land. View it at bhulekh.mahabhumi.gov.in.
Index-II is the registration record issued by the Sub-Registrar confirming a deed was registered. It lists the document number, parties, and stamp duty paid. Available at igrmaharashtra.gov.in.
A property card (Saat-Baara for urban land) or CTS record shows ownership of urban plots and flats. It is issued by the City Survey office and is the urban equivalent of a 7/12 extract.
Only if the housing society has a transfer process. Some older societies or those under redevelopment may require a NOC before the sale proceeds.
You can still list, but the OC status will be flagged on your listing. Buyers are informed, and the listing will not receive a full Registry-Verified badge without it.
