Owner Identity
The seller's full legal name on Aadhaar (Offline e-KYC) and PAN is compared against the Sale Deed. A mismatch halts verification immediately.

For land/agricultural property: the 7/12 Satbara from Mahabhulekh must show the seller as current owner against the stated survey number. For urban property: the Property Card or CTS entry is checked.

For buyers who want a legal opinion, not just a records-match, the Title-Clear add-on routes the listing to a panel advocate. The advocate conducts a 30-year chain-of-title search and issues a signed title-opinion certificate. Only Title-Clear listings use the phrase "clear title." Registry-Verified listings never use that language.

India uses a deeds/presumptive registration system: the government records a deed, it does not guarantee the title. That is why our language is always 'ownership record matched', 'registry details reviewed', or 'documents reviewed'. If you see 'guaranteed title' anywhere on this site, please report it — that would be an error.
What “Registry-Verified” does not mean — honest positioning
India operates a deeds/presumptive registration system. The government records that a deed was registered — it does not guarantee the validity of the title. This is different from a title-guarantee (Torrens) system (used in Australia, parts of the UK) where the state insures the title.
What the Registry-Verified badge means: the seller's name and the property details match the government records we checked, at the time of listing. The records are consistent.
What it does not cover: prior undiscovered fraud in the chain of title, disputed family/inheritance claims not yet in court, Class-II / tribal / tenancy land restrictions that require government permission to alienate (common in Marathwada/Nanded belt), or construction that is approved-on-paper but deviates on site.

What is Index-II?
The registration record issued by the Sub-Registrar at the time of deed registration. It confirms the deed was actually registered — a deed can be drafted but remain unregistered, which makes it legally incomplete. Available at igrmaharashtra.gov.in.
Why is an Occupancy Certificate so important?
An OC confirms the building was constructed per the approved plan. Without one, banks may refuse loans and the construction can be at risk of municipal demolition orders. We flag all listings where an OC could not be verified.
