Step-by-step: verify ownership in Nanded

For agricultural land, gaothan plots, and land outside Nanded city limits: the primary record is the 7/12 Satbara. For residential flats, plots within Nanded Municipal Corporation (NWCMC) limits: look for a Property Card with a CTS number.

For a government-signed extract (required for legal filings, bank loans), use digitalsatbara.mahabhumi.gov.in. The signed extract carries a digital government signature and can be used in court or official documentation.

Check Ferfar (mutation entries) for ownership continuity

On Mahabhulekh, select '7/12 with Ferfar' or access the Ferfar register separately. Every ownership transfer should have a corresponding mutation entry. A gap — where a sale occurred but no mutation was recorded — is a red flag that requires investigation.

The seller's name should match consistently: 7/12 Satbara owner entry, the registered Sale Deed, and the Index-II record. Common mismatches include initials vs full name, or married name vs birth name. These require an affidavit or court order to resolve before registration.

  • Informal/unregistered loans or family agreements (these do not appear in 7/12 or Index-II)
  • Class-II, tribal, or tenancy-restricted land that requires government permission to sell — common in Marathwada including parts of Nanded district
  • Construction deviations from the sanctioned plan (visible only on-site or via the municipal approval file)
